The Listing Agreement
A Multiple Listing is an exclusive listing between you and the broker. It also includes your authorization permitting the broker to market your home through MLS and employ the services of other Realtors to find a buyer. If another Realtor is involved in the sale, you pay the agreed-upon commission, but it is shared between them.When you list your home through MLS - your home will receive maximum exposure in the shortest time possible through a network of Realtors and their prospective buyers in your market. An MLS listing can be thought of as an agreement of co-operation among all the Realtors serving your community to find a buyer for your home. 

A LOOK AT THE LISTING AGREEMENT 

Property description - a complete legal description. 


Last day of the agreement - Granting authority for a specified period of time.

Price - Specified in words and figures, "listing price". 


Real estate commission - Percentage of the final sale price. 

Legal description - Lot and plan numbers or lot and concession number.

Floor Area - Overall building size, given in square metres, based on the external dimensions of your home.

Style and number of rooms - The type of home and the number of rooms above ground level. 

Price and minimum deposit - A set minimum for the deposit that will be submitted with any offers to purchase your property.

Zoning and district - Zoning code is important because prospective buyers may be concerned about the legality of the present use of the property.

Features and remarks - Features that may be important to prospective buyers, such as "backs onto ravine" or "quiet, dead-end street." Remarks may also include your specific instructions for showing your property.

Mortgage details - You will be asked to sign a "Mortgage Verification" form, granting the broker authorization to confirm the details on your mortgage. 

Full name of owners - Your name(s) exactly as shown on the title deed. 

Completion date - Also known as the "Closing Date", this is the date you would ideally like to have to move out of your home.

Signatures - Each person listed on the title deed should sign. If the property is a matrimonial home then both spouses should sign even if title is registered in the name of only one spouse.
